Ownership Structure
Purchasers of residential sites receive a freehold title for their particular lot and a share in the private access road. In addition through their membership of the Paewhenua Island Residents Society they will share in the ownership of the balance of covenanted and open space land (approximately 80 ha) including the communal facilities (currently the jetty, floating pontoon and boat ramp).
Subdivision
The development is being completed on a staged basis, Stages I and 2 have been completed and titles issued, Stage 3 is yet to be developed. The plan prepared by AB Matthews surveyor shows the titles for Stages I and 2 and the undeveloped Stage 3.

Covenants
Covenants are contained in Consent Notices in favour of the Far North District Council and a Land Covenant registered against the titles. Many of the covenants govern the design of houses the plans of which have to be approved by the developer before commencement of construction. The developer has prepared a set of Design Guidelines for the guidance of purchasers.
